  2. 0:04 My name is Von Tattel.
  3. 0:06 I'm a second year Georgia Tech student and I'm a licensed realtor in the state of Georgia.
  4. 0:10 And today I just want to talk about how the overall reduction in owner financing options has led to a reduction in new real estate investors because sometimes these banks require such large down payments and higher interest rates that it's too high of an entrance or the monthly payments are too high and it's too high of a risk for newtime investors.
  5. 0:33 So 20 years ago, owner financing was such a common option for those with let's say lower credit scores or reduced access to a down payment.
  6. 0:46 But now um sellers are really only looking for conventional loans because of that risk involved with that.
  7. 0:53 So this is really limited access to new real estate investors, and it's really it's really hard to compete nowadays.
  8. 1:04 So yeah, let me know what you guys think are the possible implications of this.
